Due Dilligence
This process includes checking recent sold prices and local comparables, confirming realistic rental values with local letting agents, assessing demand within the area, and inspecting the property’s condition. We factor in all expected costs such as refurbishment, legal fees, and ongoing management, and we only proceed where the numbers stack conservatively on both cashflow and return on investment. presenting realistic assumptions, transparent figures, and supporting evidence so investors can make informed decisions with confidence.
Investor Offers
Once investors join our private investor list, opportunities are sent directly to their inbox as they become available. When an investor chooses to proceed, we issue written, deal-specific terms and conditions, followed by an invoice for the sourcing fee. Upon payment, the deal is reserved in the investor’s name on a first come first served basis and we introduce the investor to the seller or agent, as well as their chosen solicitor. A full deal pack and heads of terms is also provided to support the progression of the purchase.
Sourcing
We identify and conduct in-person viewings on off-market and undervalued property opportunities across the UK through trusted agent relationships, direct vendor conversations, and ongoing market research. Each opportunity is independently reviewed using the Samuel Leeds Academy “Rate My Deal” service, where experienced property mentors assess the figures and key assumptions, ensuring only deals with strong fundamentals and genuine investment merit progress to the next stage.
